Among the five municipalities with the highest average prices, three are located in the canton of Geneva (Cologny, 3.34 million, Chêne-Bougeries, 3.08 million and Collonge-Bellerive, 2.94 million) and the rest in the Zurich region (Wollerau, 3.1 million, Zumikon, 2.79 million). However, it is in the greater Zurich area that condominium apartments are the most expensive in Switzerland, with prices rising 4.2% to reach 1.0 million francs.

The study shows that in the four regions analyzed (Zurich, Northwestern Switzerland, Bern, Lake Geneva region), which have the most liquid markets in the country, the prices of single-family homes have soared more (+ 3.4% ) than those of condominium apartments (+ 0.5%). With an appreciation of average property prices in the Lake Geneva region of 4.1%, more than twice as fast as in the second most expensive region of Zurich (+ 1.6%), the house price gap between the two regions continued to widen.
Prices also appreciated by 2% on average in the other two regions analyzed. The recession generated by the pandemic in 2020 did not slow down the evolution of prices for single-family homes, which again slightly took off (+ 3.4%) compared to the previous year (+3, 3%).
On a national average, the prices of single-family homes rose to stand at 1.3 million per unit, or 3.7% more than in 2019. As for the prices of condominium apartments they jumped to settle on average at 850,000 francs, an increase of 0.5%.
8,300 transactions for the sale of private housing took place in 2020 in the regions analyzed, whereas they had fallen by 2.5% a year earlier.
